Property details;
An existing barn and outbuildings, being the 3rd oldest property in a much sought after village
location and conservation area of Linton In addition to the main dwelling, the property also
comprised of existing cart sheds, stables and an additional barn, all set in 1 5 acres of grassland
Our client purchased the entire property for a little under 1 million in 2018
Appointment as principal contractors;
We had recently completed a scheme to the value of 400 k for a family within Linton village
Following a recommendation from Mr Mrs Longstaff of “Linton Rise” The Ridge, Linton, we
successfully tendered for the larger scheme at Low Farm and undertook the entire building and full
management contract as per the schedule of works This scope of works had been produced by the
architect and structural engineer whom were instructed by the client
The basic scope of works were as follows;
The complete renovation and structural alteration of the main dwelling The existing main barn was
stripped back to a basic shell, and fully renovated
The scope of works for the main dwelling briefly included;
• Full underfloor heating and hot water system
• Full new electrical installation
• Entire new insulated concrete floors to the full ground floor footprint
• Entire insulation and plastering to the property
• New floor joists and flooring at 1 st floor level
• The creation of 6 x bedrooms, 4 x bathrooms and open plan family living space along with a
Snug, plant room and additional rooms
• Hardwood windows and doors
• Full painting and decoration
• Original internal and external features were reinstated
An extension of the main dwelling which would double the footprint size
The complete redesign and installation of Civils works, which included a flood defence wall and
complete new drainage system with attenuation tanks
The renovation of the existing cart sheds to provide covered parking facilities
The demolition and sympathetic reconstruction of the existing stables, which became an office,
with a gym and self contained living space
The careful removal of all existing stonework to the centuries old second barn at the main
entrance to the property This was to be rebuilt and remodelled using all the existing stone and
became a workshop (as it had been originally) with self contained living space above
Extensive landscaping to the main garden of the renovated and restored buildings This provided a
large patio area, courtyard, lawns, a substantial new driveway and grand entrance to the farm with
electric gates
Since completion of Low Farm, we have undertaken a further 1 8 million of works within the
square mile which is Linton village
